We take the water calls you do not want at 10:47 PM. The tenant gets instructions, the water comes out tonight, and moisture is logged every day until the unit reads dry. You get a text with the address and an ETA. When the job closes, the log goes in your file.
Times from a typical job. Per-building response times get set up when you sign us in.
Give this number to the resident. They get shutoff instructions on the phone, 24 hours a day. You get a text with the address and an ETA. Residents: call now.
How a call works
The typical sequence on an occupied unit, tonight.
A person takes the tenant’s call. Not an answering service, not a voicemail tree. That same person dispatches the crew and can answer questions on site.
We walk them to the water shutoff. Breakers to wet rooms get killed if it is safe to touch the panel. Anything worth saving goes up off the floor. Most of the damage control happens before we arrive.
Extraction starts the same night. Standing water spreads sideways and wicks up drywall for hours, so we do not wait for daylight.
Dryers get sized for the rooms. First moisture readings are taken at the wet materials and at a dry spot nearby for comparison. Readings continue daily with a date and time.
Dryers come out when the wet materials read the same as the dry reference. Close is not dry. When the numbers agree, the log is filed and the unit goes back in service.
The log
The moisture log closes the job and the claim. Ours are dated readings taken the same way every day, against a written dry goal. Adjusters accept them because they are complete. Your file and the carrier’s file end up identical.
Sample log for a hallway and bedroom job. We will replace these numbers with a real job’s numbers as soon as our first one finishes. We measure wood moisture against the dry material next to the wet area.
Getting set up
Send us your building list and access notes. There is no contract lock-in and no volume minimum. Three things start on day one:
You get the address, the ETA, and what was done, by text. Usually before the tenant has you on speed dial.
Readings and photos, filed the day the job closes. Attach it to the work order and forget about it.
Tell us a dollar amount. Anything above it waits for your written OK before work continues.
The operation
The same person answers your call and shows up with the moisture meter. Nothing gets relayed through a dispatcher and lost.
Extractors, dryers, dehumidifiers, and meters are ours, and they are loaded. Nothing at 11 PM depends on a rental counter opening at eight.
Equipment stays until every material we measured reads dry. Jobs that come back are almost always dryers that came out too soon.

Questions
Work orders, photos, and logs drop into Property Mentor, Buildium, AppFolio, or your inbox, whichever you run.
Yes, that is the point of this page. Give us your buildings, gate codes, and unit notes, and route your overflow to us.
Tenant events go through the tenant and their carrier. Maintenance events get you the estimate and the OK before work starts. Work orders and logs attach either way.
Emergency calls get moving right away. For a real number per building, we walk your properties at setup and set a response time that holds.
Price depends on area, water category, affected materials, and dry time. You approve the written estimate before work starts, and if there is a claim, the adjuster reviews the same document.
Most units dry in three to five days. Ready is the day the readings say dry, not the day the carpet feels dry.
